Why Epoxy Floors Peel or Chip, and How to Fix Them
Updated
Common causes
- Poor surface prep (no grinding, or contamination left on the concrete)
- Moisture or vapour coming up through the slab
- Thin DIY or low-solids products
- Hot-tire pickup on coatings that weren't built for it
- Heavy impacts on thin coatings
Can it be repaired?
Small, isolated chips can often be ground out and patched. If the coating is lifting in sheets or in many places, the bond has failed, and the right fix is usually to grind off the old coating and start again with proper prep.
Preventing it next time
Diamond grinding, crack repair, a moisture check, and a system with a tough topcoat solve most of these problems before they start.
